HIghest Sold Price in Salviati Santa Fe Valley 92127 in 2007!

Hello Salviati Homeowners;

Yes, there is hope in this ever changing real estate marketplace. Recently, we just closed escrow on 17037 Castello Circle, at a price of $1,800,000!

For those of you who don’t know…this is the highest sale price in the development so far in 2007. The day after we closed escrow on this property, 17082 Castello Circle (just a few doors down) closed escrow at a price of only $1,500,000!

I think that no matter where we live, a $300,000 price difference for a home that was 867 square feet larger is huge. Sure there are a lot of different factors that can go in to a home sale, i.e. the seller’s needs and motivation, financial situation, etc., but $300,000?

Or is that our seller just got lucky and found the right buyer…

We like to think that a home’s saleability and ultimately its sale price are driven by a number of different factors. We know that achieving a good sale is based on 80% price and 20% marketing. We also know that staging, making the home accessable to local Realtors, and local exposure through dozens of internet search portals, newspapers, magazines, broker caravaning, blogs, e-mail blasts will increase your chances.

The market has changed and therefore you must have the right professional helping you to sell at your market value. Competition is extensive, buyers think they can ask for the moon and the stars, and financing is more difficult today.
