Santa Fe Valley Communites of Salviati, Savenna and Bel Etage A Great Buy?

Unlike other areas of Rancho Bernardo, 4S Ranch, and the Santa Fe Valley, the gated ColRich Homes communities of Bel Etage, Salviati and Savenna don’t have an overabundance of listings. In fact, these three communites have only a very few homes available at all.

What’s the reason you may ask? These neighborhoods of estate homes, built by Colrich just a few years ago have had very low turnover and virtually no owners currently testing the current market conditions. We took a look at the recent history of the developments and offer up the following.

Castello Circle

First let’s take a look at the current activity in these three developments.

In Salviati, there are currently no homes for sale. The last home sold in the community sold months ago, and none pending sale. In Savenna, there is one home currently listed in the MLS, 17221 Silver Gum Way which is priced on a value range of $ 1,999,950 – $2,350,000. This home has been on the market for 29 days (as of today’s date) but was also listed earlier in the year. The latest sale was on Tallow Tree last summer at $1,700,000. Finally, Bel Etage has only one home currently active on market, at 17034 Saw Leaf Lane also priced on a value range of $ 1,475,000 – $1,575,000.

It’s interesting because the Santa Fe Valley is such a desireable place to live. I’ve talked to a few prospective seller’s who feel that because of the Wildfires, and with the hillsides burned, that waiting to list is the best thing. This strategy could help keep prices up (they have come down as we all know) due strictly to a lack of inventory, but more likely viable buyer’s will simple look at other areas such as Del Sur, East Rancho Bernardo or even Poway.

Our group is seeing interested buyers looking in these three beautiful communities. If you are thinking of selling, please call us for our free, no obligation home valuation. We’re experts in the Santa Fe Valley and Rancho Bernardo in particular. We’re optimistic about the market in 2008, and you should be too! Del Sur In The Santa Fe Valley – One of San Diego’s Best New “Green” Communities

Del Sur Ranch HouseHave you heard of Del Sur yet? If your not from San Diego, you may not be aware of a beautiful new and green community located just west of Rancho Bernardo in the heart of the Santa Fe Valley.

Del Sur is comprised of 1800 acres of land which includes parks, pools, open space and many walking trails. It’s a community inspired by history, where homes vary in architecture, where neighbors can stoll and become friendly like in days past.

It’s also a “Green” community, employing the latest building techniques and an eco-friendly environment. This master planned community has set the standard for green building practices by meeting and exceeding environmental requirements…truly the new benchmark for San Diego communities.

Sue Johnson of our HotOnSanDiego Team just recently sold her first Del Sur home, located in the Madeira neighborhood of Del Sur. Being a master planned communtiy, Del Sur is just minutes from all major freeways, many new shopping centers and lots of great restaurants.

A total of about 3000 homes will be built in Del Sur, ranging from condo’s for first time buyers to large estate homes. Homebuilders include Standard Pacific, Davidson Communities, William Lyon Homes, Shea Homes, McCullough-Ames Development and Laing Luxury Homes.

If you would like more information about Del Sur, please call us at 877-571-2289 or email Rich Johnson at richjohnson@windermere.com.
